Questions to Ask Before Signing a Lease

5 min read

Once you sign, it's much harder to change terms. Asking the right questions first can prevent surprises later.

About the money

Clarify every cost in writing:

  • What's included in rent — heat, hot water, gas, internet?
  • What is the deposit, and when will it be returned?
  • Are there move-in, amenity or pet fees?
  • How and when is rent paid? Are there late fees?

About the lease term

Ask about the lease length, how renewals work, how much notice you need to give before moving out, and whether subletting or breaking the lease is allowed. Renewal and rent-increase rules depend heavily on where you live and the type of building.

About maintenance

Who handles repairs, and how do you request them? Is there a super or on-site staff? How are emergencies handled after hours?

About building rules

Ask about pets, guests, noise, move-in times, package handling and any rules on alterations like painting or mounting a TV.

Rules differ by state and city. Treat this as general information, not legal or financial advice, and check your local laws or a qualified professional for your situation.
